This site in Middlesbrough had an existing consent for a student residential proposal. Although the site could have been developed out based on the consented scheme, the Client, following a review of the real market demand and previous designs, concluded that there was a need for substantial redesign to provide a better solution.
Our proposal is to erect a new 5-storey building to provide a mix of 109 student dwellings. The development will include a ground floor block to house ancillary amenities and facilities and basement parking. The new design proposes to adopt the same building mass and site layout as previously consented, but provide reconfigured floor plates and new elevations.
Contextually the focus has been to improve the originally consented elevations to Marton Road and Borough Road and improve the urban connection at ground level. The aim is to create bold yet elegant façades, while ensuring the spend is focussed on/directed to the relevant areas.
